Every Landlord's Legal Guide is the book you need even if you are not a landlord. If your friend leaves her close at your house hanging in your closet. She then comes back and refuses to leave. The police say because she has cloths in her closet that she is a tenant and you have to take her to eviction court. If I had found this book six months sooner it could have saved me $1200. in atty fees. Also be aware that many states are unfriendly towards out of state landlords. You have to travel there to file and then again to go to court. Makes you not want to rent out that vacation home, condo, or trailer. The month-to-month contract requires this information based on local pricing. It was useful that the month-to-month rental agreement was included. The rental agreement was a much more condensed version than the lengthy forms currently used by the Association of Realtors/Brokers. The leases are more appropriately suited for apartment investors, and not so much for single-family residences that are rented out.
The Landlord kit comes with some useful templates like move-in and move-out checklists. If you want to update the forms to satisfy your requirements, you need to use the CD that is inside the packet. I have to use an old laptop to read the information on the CD and update them. Be aware, this is not a replacement of a lease agreement that should be prepared by professionals.Gamo
This is a good product. We have been landlords before and could have benefited greatly if we had had one of these kits. The information is concise and clear. The forms are very helpful. If it were possible, there is more than one needs to know.

This book came HIGHLY recommended by a number of successful landlords and real estate agents that I know personally and trust. After plenty of research on my own, I have to agree that book has the most complete information about the ins and outs of renting property as a business. Other books on the market just don't compare. The boiler plate forms are worth the price of the book alone. That said, prepare yourself to slog through the material. The writer has kind of a dated, flowery writing style that is similar to childrens' textbooks from the 1970's, complete with pages and pages of dopey cartoon panels. For example, the title of the book is LANDLORDING: A HANDYMANUAL FOR SCRUPULOUS LANDLORDS AND LANDLADIES WHO DO IT THEMSELVES. Yeah, that title could lose 11 words and still be effective. The entire book is written like the title. If the writer cut down on the bad art and hired an editor to trim the prose, this 494 page book would lose at least 100 pages and save the reader hours of time. If this book weren't such a needlessly long read, I would have not hesitated to give this book 5 stars instead of just 4. The information is fantastic, but you have to work for it.
